SHORT SALES, LOAN MODIFICATIONS – HELP! WHAT DOES THIS ALL MEAN?
Many people are currently in the unfortunate situation of not being able to make their mortgage payments, and rumors are flying around as to different options. Let me clarify what the terms ‘short sale’ and ‘loan modification’ mean.
SHORT SALE – A short sale is simply when a bank or lender agrees to accept less than they are owed, and they release the owner of the property from any further debt.
Most banks and lenders are willing to do a short sale if you are behind on payments, but will not tell you that if you call your bank or lender yourself. You need someone that is educated in the process to help you, and please do not think I’m telling you to hire or pay someone to do this for you. A good Realtor will help you negotiate a short sale as part of their job, without additional pay. There are a lot of people trying to make money from the misfortune of desperate homeowners, and I would not like to see one more person fall prey to this deceit. There is a process that needs to be followed and a Realtor can easily help you with this process, which can take 1-3 months to complete.
Now, one thing I have to mention is that banks and lenders are not so forgiving with investors. In fact, they may accept a short sale, but will most likely have the investor that owns the property sign a note saying that they will pay the difference.
LOAN MODIFICATION – A loan modification is when your bank or lender changes the terms on your mortgage, usually lowering the interest and the payments, making it possible to keep your home.
My good friend Art Walters specializes in loan modifications and if you want to see if you are a candidate, you can reach Art on his cell phone 727-247-2345. Again, it usually takes 1-3 months to complete a loan modification.
In both cases, although this might sound silly, the lenders and banks are more willing to work with you when you are already behind a few payments on your mortgage. This doesn’t mean I’m suggesting that you stop paying on your mortgage, by the way.
